What's Actually Opening In Downtown Wellen This Summer

The lawn at Solis Hall still fills up on Friday nights, and The Yard still does its shipping-container thing, but if you have walked past the construction fence on Wellen Park Boulevard lately, you already know something bigger is landing. Two new two-story buildings, 44,000 square feet of ground-floor restaurants and retail with professional offices above, designed by New Orleans-based Trapolin-Peer Architects with a signature tower and canopied patios, are finishing out on the block next to Villani & Co. and Foxtail Coffee. The tenant list is the interesting part, and it tells a story that a lot of master-planned downtowns miss.

The pattern hiding in the tenant list

Look at who signed leases for Phase II and a theme emerges: most of the new operators either already live in Wellen Park or already run a business somewhere else in the Sarasota–Venice–Englewood corridor. This is not a food court of national chains. It is a shortlist of local operators being handed a second or third storefront.

The two furthest-traveled operators, Agave Bandido and Grain & Berry, are still Florida brands. Everyone else is walking distance from someone you already buy pastries from.

Rick Severance, president of Wellen Park, framed the phase as spaces designed for breakfast meetings, fitness classes, browsing, or gathering with neighbors, with additions curated with resident feedback in mind. Read that alongside the tenant sheet and the strategy is legible: keep the operator base local, and let residents recognize the faces behind the counter.

When each door actually opens

Openings are staggered across spring and summer 2026 rather than a single ribbon cutting, so the district changes month by month.

Already here or opening first. Seaside & Co. is scheduled to open in May, giving the block a coastal-goods store with a wine program before the summer restaurants arrive. The Griffith salon is slated for spring 2026 as well.

The summer wave. La Maison is targeting summer 2026 as a French patisserie and brasserie-style bakery, and Agave Bandido is also summer 2026 as a Mexican-inspired kitchen with a tequila-focused bar program. Easy Does It Comfort Kitchen is planning smashburgers, oversized "monstah tots" borrowed from Massachusetts, and fresh salads. Grain & Berry rounds out the food side with açaí bowls, toasts, vegan flatbreads, juices, and smoothies.

Non-food additions. Club Pilates arrives with a low-impact studio built around steady progress rather than intensity, according to co-owner Peter Kilkullin. Mattamy Homes is opening its Southwest Florida Division headquarters in Downtown Wellen along with a design center where buyers can personalize their homes. Two insurance agencies, Allstate Fisher Family Insurance and J&B Insurance Partners, will take upper-floor office space.

If you keep a mental list of "which weekend do I try the new place," the useful shape is: May for a coastal-goods browse and a glass of wine, June to July for pastries and morning coffee routines, and later summer for a full dinner-and-cocktails night without leaving the district.

Your week, after Phase II lands

The reason Phase II works as an addition rather than a replacement is that the recurring calendar was already dense. Layer the new operators onto what is already on the schedule and a genuine weekly rhythm appears.

• Every Friday. The Downtown Wellen Music Series continues with Friday Night Live bands on the Solis Hall stage from 6 to 9 PM. No outside alcoholic beverages, but to-go drinks may be purchased from the restaurants, and lawn chairs and blankets are the standard setup.
• Second Thursday of the month. The Wellen Park Night Market runs 6 to 9 PM in Downtown Wellen Park, with home decor, fashion, art, and food from local artists.
• Third Thursday of the month. Dueling Pianos at Solis Hall, 6 to 9 PM.
• Last Tuesday of the month. Line Dancing with reservations or walk-ins welcome.
• Third Saturday of the month. Suncoast Humane Society meet-and-greets with adoptable dogs at the Wellen Park Ace Hardware, 11 AM to 2 PM.
• Mondays and Tuesdays, July through September. The Solis Hall Summer Series runs weekly, with a range of activities across the summer months. Most events are free, though the jazz cabaret is a ticketed evening at $45 per person with food and beverages included, and spots are limited. Venice Theatre runs acting and improv classes as part of the series with no experience required, and Line Dancing with Lindsey is folded in for dancers of all ages and skill levels.

Then plug in the once-a-year anchors. The Wellen Park Wine Festival is a ticketed outdoor event celebrating vintners and the culinary talent of the district. Later in the calendar, the Wellen Park Fine Art Festival lands November 21–22 in Downtown Wellen, Saturday and Sunday 10 AM to 5 PM, with free admission, and the Wellen Park Festival of the Arts follows February 13–14, 2027, also free.

For runners, the 4th Annual Wellen Park Half Marathon & 5K, presented by Hotwire Communications, is set for March 21, 2026 at 7:30 AM, starting and finishing in the heart of Downtown Wellen, with proceeds and donations benefiting Big Brothers Big Sisters of the Suncoast.

What Phase II is building toward, quietly

The tenant list is the visible half of the announcement. The other half is infrastructure that changes what Downtown Wellen becomes over the next couple of years.

The most consequential piece is the boutique hotel. The Wellmar will be a Marriott Tribute Portfolio hotel with 120-plus rooms and a full-service rooftop bar. A rooftop bar is a small phrase with a large implication: it gives Downtown Wellen a piece of hospitality inventory the district has never had, and it introduces overnight visitors who are not staying in a rental home three miles away. If you own here, that changes the mix of people you see at the Foxtail counter on a Saturday morning.

Two other additions are worth noting. Additional luxury apartments are planned, along with a 2-acre fenced dog park with agility equipment, open green space, and shaded seating. The dog park in particular is the kind of amenity that turns "walkable downtown" into "walkable downtown you visit six evenings a week."

None of this arrives in a vacuum. Downtown Wellen's inaugural phase was completed in early 2023 with businesses opening through fall 2023, and the 80-acre Grand Lake still provides a scenic backdrop with a three-mile trail, The Landing fishing pier, and paddleboarding, kayaking, and fishing. Phase II leans into that existing water-facing spine rather than competing with it.

A note for longtime residents

If you moved into Wellen Park in the early West Villages years, the district you are about to see this summer is almost unrecognizable from the one you bought into. That is not a small point. The value of living inside a master-planned community is partly the promise that the plan keeps unfolding, and Phase II is the clearest evidence yet that the operator has kept its side of the deal with recognizable names, a growing calendar, and infrastructure that a downtown of this size does not usually get to have.

For anyone still deciding which new place to try first, a practical suggestion: watch Solis Hall's monthly schedule, pick a Friday concert or a Night Market Thursday, and route yourself through whichever Phase II storefront opened most recently. By September, the district will look and feel meaningfully different than it does today.
